The planning application fees are increasing

Information from the Planning portal:

“Legislative amendments to increase planning application fees in England have now been formally “made” and will take effect on 6th December 2023.

The main points affecting how fees are calculated on the Planning Portal are: 

  • the provision for a ‘free go’ on application resubmissions in England will also be removed, but individual applications that were already eligible for a free resubmission prior to the change (i.e. before 6th December 2023) will remain so. This will see the number of such exemptions fade out over the 12-month period after the amendments have taken effect.

  • a fee is being introduced for the prior approval application required, as part of the permitted development rights for ‘development by the Crown on a closed defence site’.

Separately, the amendment introduces an annual rise in application fees linked to inflation (and capped at 10%) every April from 2025 onwards. 

It also tightens the planning guarantee so that undetermined non-major applications (including householder developments) will be eligible to receive a refund after 16 weeks, shortened from the 26-week period which remains ‘as is’ in all other cases. “

The Grand Designs Live Show 2023 was a resounding success.

"Final day at the Grand Designs Live Show. Caught up with Kevin McCloud to discuss sustainable solutions and how best to retrofit London homes. We really need to take more care of the earth and address environmental concerns seriously in the construction industry. It is time we consider how best we can replace existing building materials with sustainable alternatives that will help lower carbon emissions and help support the environment,” said PBM Director Jay Gentle. 

Jay was invited for the second year running to the Grand Designs Live Show as a renovation expert giving professional advice on all manner of residential build projects. The event was held at Excel London between the 29th of April and the 7th of May 2023.

Jay offers guidance on project management, techincal/structural, layout/design, materials, planning, costings/budgeting and professional building practices. He shares his experience on what to look for and how to avoid cowboy builders, but above all how to have a great build experience, aswell as a great build.

Jay says. “I believe clients underestimate how important the build experience is as part of the whole process. I would suggest it’s just as important come the end as the actual build itself, people overlook the importance of the energy imprinted on them and the space when undertaking a major build project. Everywhere they look they will be reminded of how things unfolded, it’s essential they are left with a positive experience and memories from their builder.”

He said of the show: “ I love these events, people come in with little idea or a skeleton of a plan and leave inspired and excited, often and surprisingly with completely different design ideas and layouts than they came in with. It’s really satifing watching as their faces light up and helping people to get clarity and a clear direction on their builds.”

Next year our agenda is to incorporate a more environmentally conscious, sustainable approach and build solutions while redeveloping homes. Which is inline with the the London Mayor’s plan to make London zero carbon by 2030.

We were nominated FMB London Awards 2023 for the second time!

Prestige Build and Management Limited were short-listed and nominated for the second year running at the prestigious FMB London Awards 2023 which were held at the Hilton Hotel in Central London.

The Large Build category for excellent residential/domestic restorations, refurbishments or extensions, including heritage projects, valued at over £150,000 attracts the most successful and professional residential builders in London. There was some strong competition at this year’s event and we were unable to grab the winner’s award but are determined to make it ours next year.

London Tool Fair was a success!

Our Director Jay Gentle of PBM with Sam Eden the FMB, London Board Director share the stage at this year’s London Tool Fair in March 2023, an event held for and focused on Professional Builders.

The topic of their discussion was “How To Create A Successful Building Company”. Jay shared with Sam the lessons he and his company have learnt over the past 11 years and the methods employed by PBM to guarantee customer satisfaction from the first interaction to handing back the keys at the end of the build. They explored what ensured that our company’s Values of Quality, Service and Trust are delivered across the whole of our business in a consistent way. The results of which are expressed by the many 5-star reviews the company receives from our more than satisfied clients. They looked at why small to medium business struggle and fail, the challenges they face in a competitive market, how to find and retain quality staff, and of course how to ensure companies end up with happy and satisfied clients.

We will be attending the London Tool fair for professional builders

PBM director Jay Gentle will be attending the London Tool fair for professional builders. He has been invited by the Federation of Master Builders to take part in a discussion, hosted by Sam Eden the FMB London Board Director, on guidance and advice on how to run a successful and professional building company. There will be a closed discussion and then it will be opened up to the floor, allowing professional builders to ask Jay questions about this topic.

Sharing the knowledge at Grand Design Live London 2022

At this year’s booth of the Federation of Master Builders at the Grand Design Live that was held between the 28th of April and the 7th of May at Excel London.

Our Director Jay Gentle had been sharing advice and his knowledge with visitors planning their own building projects.

“I’m honored to be back by invitation of Federation of Master Builders, especially since this came from a great response from the Homebuilding & Renovating Show we did last year.” he said.

Mr Jay Gentle had seen a number of visitors that expressed an intention to do their own Grand Designs builds. We saw small renovations to big scale projects and interesting one off new builds.

The advice was gratefully appreciated by the visitors, potentially saving them thousands of pounds offering them guildance advice to avoid with cowboy builder.

Jay answered questions around planning, building regs issues, costing enquires and creative building solution, design, loayout and problem solving. Vistiors needed to arrange and book the one hour appointments beforehand, as demand was very high.

“Caution is advised at all times, regardless of the size of the project, because when it goes wrong, it can get really messy, really fast,” said Jay. “ I’ve heard so many horror stories at these events. It never ceases to amaze me how intelligent people are so easily willing to hand over thousdands of pounds to builders they hardly know and have’nt fact checked.” he explained.

“People do this without doing their due diligence, handing over thier hard earn’t savings to a builder that didn’t provide the necessary references, proof of work, professional practice or correct paperwork before the project started. This is always a very risky way to go.” he tells us.

We advise all clients to make sure the builder has good commuications skills, acts professionally, carries their own insurance and provides you with a signed contract, payment and work schedule, and a detailed quote before the work starts.

If the company is a member of the Federation of Master Builders, you will have a better chance of safety, as there are strict rules about best practice and conditions that require accountablity for the company actions when they are a member of this professional organisation.”

We are happy to announce that our work caught the eyes of the industry experts. Our company was on the shortlist of nominees for the 2021 Master Builder Awards in categories of Medium renovation project and Large renovation project.

Unfortunately, we didn’t win this year but being part of this elite club of nominees is an honour! This is confirmation that we are doing good work and inspires us to work even harder.

We are now setting our expectations and standards even higher.
